The client bought the freehold of the property, a 5-storey terraced building with basement and ground floor used as commercial space.
CGTWORKS won the tender for this project which involved converting the 1st, 2nd and 3rd floor to residential flats, and adding a 4th mansard-roof floor to align it with adjacent properties.
This work was carried out while having the businesses at basement and ground floor continuing their trading.
We completely removed existing roof and interiors, down to the floor framing and party walls. New reinforced framing was installed to existing floors structures and existing party walls were raised to slot in the new mansard roof.
We installed new electrical and plumbing systems throughout the 4 storeys, including electric-powered cylinders to produce hot water. Communal spaces were provided with new fire alarm systems, fire proofing of the staircase framing up to current standards. To prevent overheating in the hotter months of Summer, top flats were provided with an independent air conditioning system. We had to manage in agreement with the client the updates of existing utilities, updating the main electric power income and main water line of the building.
All windows were changed like for like with new big double-glazed timber sash windows. Internally the new 3 flats (2 single-storey and 1 double-storey) were provided with new bathrooms, new Amtico linoleum flooring throughout, new bespoke doors, kitchens and storage. Finally, new skim and paint to all apartments and common stairs completed the project.
